The company manages ongoing communal affairs and undertakes the following responsibilities:
- Takes appropriate measures and steps to maintain properties and ensures the correct functioning of communal services
- Works with owners to ensure that all their obligations are undertaken and relevant notifications are given
- Prepares the annual accounts for the preceding year and prepares the budget
- Determines a schedule of regular maintenance works and urgent repairs, keeping the president informed
- Pays, with the permission of the president, extraordinary expenses
- Undertakes other functions expressly delegated by the board of owners or set out by law
- Contracts an insurance policy for the community
The administrator is responsible for their actions to the board of owners.
Maintenance of privately owned buildings, premises and other properties, guardianship of keys, management of contracting professional maintenance services. Management of payments for services, eg. Electricity, water, gas, cleaning contributions. Collection of data for the statement of income and wealth tax.
Co-ordination of the management of common areas and facilities which may include:
- Swimming pools
- Private sports facilities
- Leisure areas, playgrounds and other grounds
- Communal garden areas
Administration Services
